    The Company

    Our client is a prominent owner, developer, and investment manager of premium commercial and mixed-use real estate. With an integrated platform spanning investment, development, and asset management, the organisation is recognised for delivering large-scale, design-led assets across key markets.

    The Role

    Reporting to the CEO, this is a high-impact leadership role integrating Investment Management and Development Management across the full asset lifecycle. The position will drive underwriting, feasibility, transaction structuring, design direction, development execution, and long-term value creation across the portfolio.

    Key Responsibilities

    • Lead underwriting, financial modelling, deal evaluation, and investment committee processes
    • Drive concept design, approvals, cost governance, construction oversight, and delivery execution
    • Develop portfolio strategies, value-enhancement initiatives, and align development decisions with leasing and commercial objectives

    Candidate Profile

    The successful candidate will have significant experience across Investment Management, Development Management, or Real Estate Private Equity and demonstrate:
    • Civil Engineering degree with MBA (preferred)
    • 12–18+ years’ experience in underwriting, feasibility, design management, and project delivery
    • Strong commercial acumen with executive-level communication and stakeholder management capability

    The Company

    Our client is a leading real estate investment management platform with ~US$2.5 billion in assets under management, focused on developing and managing institutional-grade Grade A commercial office assets across India’s key markets including Bangalore, NCR, Pune, and Mumbai. The platform partners with global institutional investors and is fully integrated across the real estate value chain, from investments and fund management to development, leasing, and asset management.

    The Role

    Reporting to the Chief Investment Officer, this role is responsible for sourcing, evaluating, structuring, and closing commercial real estate investment transactions. The position plays a critical role across the entire investment lifecycle—from deal origination and negotiations to financial modelling, due diligence, documentation, and final deal closure—while working closely with internal and external stakeholders.

    Key Responsibilities

    • Source and build a robust pipeline of investable commercial real estate opportunities across target markets.

    • Independently manage transactions, including negotiations with landowners, JV partners, IPCs, and intermediaries.

    • Evaluate potential deals, prepare and negotiate term sheets, and support definitive documentation.

    • Develop detailed financial models, assess returns, and structure transactions aligned with partnership models.

    • Conduct market research and competitive analysis to support investment theses and product positioning.

    • Lead and coordinate commercial, legal, financial, and tax due diligence with third-party advisors.

    • Collaborate with design, development, leasing, and asset management teams to assess deal feasibility, product mix, and pricing strategy.

    • Prepare investment memoranda and present proposals to the Investment Committee.

    • Drive deal documentation, fulfilment of conditions precedent, and successful transaction closure.

    • Build and maintain strong relationships with IPCs, brokers, advisors, and institutional counterparties.

    Candidate Profile

    The successful candidate will have strong experience in commercial real estate investments and demonstrate:

    • MBA / CA / CFA qualification with 10+ years’ experience in real estate private equity, development platforms, or real estate investment banking.

    • Proven track record in deal sourcing, execution, and transaction structuring.

    • Strong financial modelling, valuation, and return analysis capabilities.

    • Sound understanding of local regulations, by-laws, approvals, and compliance frameworks (Mumbai / Pune preferred).

    • Experience working with institutional capital and complex JV structures.

    • Excellent negotiation, communication, and stakeholder management skills.

    • Ability to independently build an investment thesis and business case.
