  • Senior Property Manager

    Take ownership of a prime portfolio of commercial assets in the Channel Islands, working directly with leading investors and occupiers.

    This is a senior, hands-on role with clear visibility. You will be responsible for driving asset performance, managing key relationships and identifying opportunities to enhance value across the portfolio.

    Main Duties

    You will take ownership of a defined portfolio of prime commercial assets, combining hands-on property management with strategic asset management responsibilities.

    Key responsibilities include:

     

    • Managing a portfolio of Grade A assets, including regular site visits and engagement across the Islands
    • Oversight of Facilities Management teams and operational delivery across assets
    • Building and maintaining strong, trusted relationships with occupiers, clients, and shareholders
    • Identifying and delivering asset management opportunities including refurbishments, lease regears, lettings and rent reviews
    • Managing key lease events including breaks, expiries, reviews, arrears and insurance renewals
    • Producing and presenting quarterly client and shareholder reports
    • Working closely with Facilities Managers on service charge budgets and ensuring timely issue to occupiers
    • Oversight of service charge schedules, property systems (including Tramps and Meridian), and budgeting processes
    • Working with the finance team on rental and management invoicing and aged debtor management
    • Supporting cashflow, budgeting and governance processes alongside senior leadership
    • Ensuring awareness of ESG considerations, EPC requirements and RICS best practice
    • Overseeing major works and refurbishments with Facilities Managers and Building Surveyors
    • Supporting networking and business development activity across the portfolio
    • Occasional travel across Guernsey and the wider Islands

    To be considered

     

    • MRICS qualified with a minimum of 5 years’ post-qualification experience in commercial property management
    • Strong experience managing prime commercial real estate assets
    • Confident building long-term relationships with clients, occupiers and stakeholders
    • Commercially astute with a strong eye for opportunity and value creation
    • Highly organised, responsive, and able to manage competing priorities
    • Experienced in overseeing FM teams and delivering projects through to completion
    • Strong understanding of Health & Safety, AML, and regulatory frameworks
    • Energetic, personable, and comfortable working in a fast-moving environment
    • Willing to travel across the Channel Islands as required
