The Opportunity

A confidential client is seeking a senior Property Management Director to take ownership of a large-scale, income-generating real estate portfolio. This is a senior leadership position reporting to the COO, with full accountability for operational performance, tenant strategy, and long-term asset value.

The role requires a commercially focused operator who can manage live assets, drive income, and maintain service standards across a complex portfolio.

Key Responsibilities

Portfolio Operations & Performance

Full ownership of day-to-day property operations across the portfolio
Lead budget management, cost control, and financial performance tracking
Drive operational efficiency while maintaining asset quality and service standards

Leasing Strategy & Revenue Growth

Define and execute leasing strategy across all assets
Lead tenant acquisition, negotiations, and deal structuring
Optimise tenant mix to support income growth and asset positioning

Tenant Management & Service Delivery

Oversee tenant relationships, retention, and satisfaction
Ensure consistent service delivery across all properties
Manage escalations and maintain high occupancy levels

Maintenance & Asset Condition

Oversee maintenance performance and asset condition
Ensure alignment between property management and facilities functions
Maintain standards that support long-term asset value

Stakeholder Management & Business Planning

Work closely with internal teams across marketing, legal, and facilities
Support broader asset strategy, budgeting, and business planning
Provide operational input into development, design, and feasibility decisions

Candidate Profile

8–12 years’ experience in property or real estate management
Proven leadership experience managing teams and portfolio operations
Strong background in leasing, tenant management, and income-generating assets
Commercially focused, with experience managing budgets and driving performance against KPIs
Ability to operate at both strategic and operational levels within a live asset environment
